1) Only pets approved by the Landlord will be accepted.

2) Smoking is prohibited inside the property (cigarettes or marijuana).

3) The Tenant must provide the Landlord with a copy of their Equifax report or a similar document regarding creditworthiness.

4) Subletting the property is strictly forbidden.

5) During the lease term, the Tenant is responsible for minor repairs up to two hundred dollars ($200), while the Landlord is responsible for repairs exceeding two hundred and one dollars ($201).

6) The Tenant must obtain a rental liability insurance policy for the duration of the lease. Proof of insurance must be provided to the Landlord before occupancy.

7) Three (3) days before the start of the lease, the Landlord and Tenant will conduct a property inspection. Another inspection will take place one week before the end of the lease. The residence must be returned in the same condition as at the beginning of the lease, except for normal wear and tear.

8) The Tenant shall provide a security deposit equivalent to one month's rent upon signing the lease. This deposit will be returned after inspection of the unit by the Landlord, less normal wear and tear.
